Reservations and Booking Terms
- Nightly Reservations via Campspot
- By completing a reservation through Campspot, you agree to the terms and conditions presented during the booking process. These include cancellation policies, refund eligibility, and check-in/check-out requirements.
- Modifications or cancellations must adhere to the terms specified in the Campspot booking confirmation.
- Extended-Stay and Leasing Agreements
- Guests engaging in extended-stay arrangements must comply with the terms outlined in their specific lease agreements. These terms cover payment schedules, renewal policies, and grounds for lease termination.
- Rent payments, utility charges, and maintenance obligations are subject to the provisions of the signed lease agreement.
- Tiny Cottage Nightly and Extended Stays
- Tiny cottage extended stay guests are subject to additional terms, including lease agreements and maintenance schedules. These terms are provided at the time of extended stay and must be adhered to for the duration of your stay.
Use of Tiny Cottages
By booking a short or extended stay in one of our Tiny Cottages, guests acknowledge and agree to the following terms regarding their use and classification:
- Classification: Our tiny cottages are Park Model RVs (399 SF), which are not mobile homes, manufactured homes, or permanent residences under Colorado law. They are temporary lodging units intended for recreational use only.
- Regulatory Compliance: Each tiny cottage adheres to the ANSI A119.5 standards for recreational park trailers and carry a Recreational Vehicle Industry Association (RVIA) certification confirming its status as an RV.
- No Long-Term Residency: Tiny cottages are not designed for full-time residential occupancy. Booking a tiny cottage does not establish tenancy, a landlord-tenant relationship, or any rights associated with residential housing.
- Not a Mobile Home Park: Our property is not a mobile home park, and the Colorado Mobile Home Park Act does not apply. The presence of tiny cottages on-site does not constitute the offering of mobile home lots or mobile home rental agreements.
Guest Responsibility: Guests must comply with all park rules, local ordinances, and short-term rental policies during their stay. Any violation of these terms may result in the cancellation of the reservation without a refund.
Use License
Access to the Riverdance RV Resort website and its materials is granted solely for personal, non-commercial use. This is a limited, non-transferable license, not a transfer of title. Under this license, you are strictly prohibited from:
- Copying or Downloading Materials
- Downloading (unless a download link is explicitly provided for an item like a park map), copying, or reproducing any content, images, designs, or other materials on the website without prior written consent from Riverdance RV Resort is strictly prohibited.
- Commercial Use
- Using any materials from the website for commercial purposes, including but not limited to marketing, advertising, or promotional activities, is expressly forbidden without explicit written authorization.
- Modification or Derivative Works
- Modifying, altering, or creating derivative works based on any content, images, or designs from the website is not permitted.
- Reverse Engineering or Decompilation
- Attempting to reverse engineer, decompile, or disassemble any software, scripts, or digital elements on the website is strictly prohibited.
- Copyright or Trademark Infringement
- Using, reproducing, or distributing any materials in a way that infringes upon Riverdance RV Resort’s copyright, trademarks, or proprietary rights is a violation of these terms. This includes copying website layouts, designs, or branding elements for use on other websites or platforms.
- Unauthorized Distribution or Sharing
- Sharing, redistributing, or transmitting website content or materials through any means, including digital or print, without authorization is prohibited.
- Website Mirroring or Framing
- Replicating or “mirroring” this website or any of its materials on other servers, platforms, or websites is not allowed. Framing any content from this website within another website or platform without authorization is also prohibited.
This license will terminate immediately if you violate any of these terms. Riverdance RV Resort reserves the right to revoke access to the website and take legal action against individuals or entities violating these terms.
Upon termination of your access to the website, you must cease all use of any materials obtained (whether viewed or otherwise) and ensure that no copies, modifications, or reproductions remain in your possession.

Park Model RV Classification
Legal Disclaimer: Classification of Tiny Cottages as Park Model RVs
The accommodations provided on this property, referred to as Tiny Cottages, are Park Model RVs (PMRVs) designed and manufactured according to the ANSI A119.5 standard for recreational park trailers. These units are not considered mobile homes, manufactured homes, tiny homes, or permanent residential structures under Colorado law. All Park Model RVs are made available by an exclusive RV dealer, not affiliated with River Dance.
1. Regulatory Status
- Park Model RVs are explicitly classified as recreational vehicles (RVs) and not dwellings for permanent residence.
- The RV Industry Association (RVIA) inspects and certifies PMRVs to ensure compliance with recreational vehicle standards rather than residential building codes.
- As recreational park trailers, these units do not fall under the Colorado Mobile Home Park Act and are not subject to mobile home park regulations.
2. No Mobile Home Park Designation
- This property does not rent or lease mobile home lots and does not accommodate five or more mobile homes, per Colorado Revised Statutes §38-12-201.5(6).
- As recreational units, our tiny cottages are used for temporary or extended stays only, reinforcing that this property does not operate as a mobile home park under Colorado law.
- Camper trailers, motorhomes, travel trailers, and Park Model RVs are explicitly excluded from mobile home classifications by Colorado law, ensuring that their placement on this property does not establish mobile home park status.
3. No Tenancy or Residential Rights
- Booking a tiny cottage does not constitute a lease, rental agreement, or tenancy relationship.
- No guest shall claim residential occupancy rights under mobile home or tenant protection laws.
- The property owner reserves the right to modify, reassign, or revoke access to accommodations at any time in accordance with short-term or extended stay rental agreements.
4. Guest Acknowledgment
By staying in a tiny cottage at Riverdance, guests acknowledge that:
- These units are temporary recreational lodging and not designed for full-time living.
- Any attempt to claim residency or invoke tenant rights based on occupancy is legally invalid.
The property owner and management retain full authority over access, use, and availability of the tiny cottages.
Limitations of Liability
In no event shall Riverdance or its suppliers be liable for any damages (including loss of data, profits, or business interruptions) arising from the use or inability to use materials on this website, even if Riverdance has been notified of the possibility of such damages. Some jurisdictions do not allow limitations on implied warranties, so these limitations may not apply to you.
Revisions and Errata
